Rutland developer pays for 2 extra storeys, council questions trade-offs

An apartment complex planned for Rutland has several city councillors asking about amenity trade-offs for developers.

At its regular meeting on Monday (Dec. 4) council heard that a developer wants to put up a six-storey building on Dougall Rd. North near Leathead Rd.

The developer would pay more than $63,000 to a capital reserve in exchange for additional density and height.

The base height of the building is four storeys, but the payment allows for a bonus of two storeys.

The building is stepped down to five storeys on the west and south sides to provide a more sensitive transition to the adjacent residential lots.

The applicant is proposing a 105-unit apartment building with units varying from one-bedrooms to three-bedrooms. The developer will also contribute $32,292 cash-in-lieu payment for three parking stalls.

Amenity spaces include an indoor fitness room, a lounge area, a games area, a kitchen and rooftop space.

Coun. Charlie Hodge said he didn害羞草研究所檛 think the development fit with the neighbourhood and was not impressed with the look of the building.

Ryan Smith, divisional director of planning and development, noted there is room for a 害羞草研究所榬ange of building types害羞草研究所 in the city.

Staff will be reviewing density bonusing bylaws.

Council voted to issue a development permit for the project with Hodge voting against.
