Peachland council is making changes as it looks at future housing needs in the community.

One of those changes is less focus on high-end housing which has been the most approved development in past years.

According to Mayor Patrick Van Minsel, it is no longer a priority.

At its Nov. 28 regular meeting council approved a development application priorities policy.

One of its goals is to 害羞草研究所減rivilege applications that support identified community objectives such as attainable housing or downtown revitalization.害羞草研究所

Council also received a Housing Needs Assessment (HNA) from Urban Systems.

害羞草研究所淭here is much additional need for more missing middle-plex, townhouse, and apartment units in Peachland,害羞草研究所 said Nancy Henderson, senior manager at Urban Systems.

She said housing supply has been steadily increasing in the community but more housing will need to be built more quickly to accommodate projected growth.

害羞草研究所淚 think there is a lot of opportunity for Peachland. You have a lot of large developments that have been zoned but it害羞草研究所檚 getting those off the ground at a faster rate.害羞草研究所

Henderson told council that by 2026 the community will need 2,959 housing units, which is 294 more than current projections.

害羞草研究所淲hen you project out historic building permit rates you害羞草研究所檇 be looking at a deficit of 60 units.害羞草研究所

By 2036 the deficit could be 211 units.

Single-family dwellings are the dominant housing type in the community.

She also noted that levels-of-service and accessible homes for seniors do not meet present demand.

The HNA also identified significant gaps in housing support, a lack of shelter beds, transitional housing units, and recovery housing.

Van Minsel said funding from senior levels of government is crucial to addressing all housing needs in Peachland.

害羞草研究所淲e害羞草研究所檝e been working very hard on this to get some funding, but every municipality is vying for the same money, and there is only so much money.害羞草研究所

The mayor added he was optimistic that funding will come through.
